Expectations
Now that your home inspection is scheduled, what can you expect now?
Please feel free to attend the inspection.
Attending the inspection will give you another opportunity to view the home, take measurements for window coverings, appliances, furniture, and ask questions you have about the home. There will be an opportunity to discuss the inspection towards the end but the inspector may have some red flags to point out periodically. Seeing these first hand will allow you to prepare for ancillary inspections or services. If you can’t be there during the inspection please try to make time for the last 30-45 minutes for an overview to cover major defects.
What’s covered in the inspection?
The home inspection is a non-invasive visual observation of the home at the time of the inspection. This is a snapshot of the home. The inspector will do his best to give you a thorough evaluation, but we cannot find every problem in a home. We follow the state-mandated Standards of Procedures to ensure your home is correctly inspected. We will be inspecting the:
Foundation
Exterior and Interior Walls
Grading and Drainage
Attic
Roof
Basements and Crawl Spaces
Stairs
Windows and Doors
Garages and Carports
Floors
Ceilings
Fireplaces
Decks
HVAC, Plumbing, and Electrical
Built-in Appliances.
What we cannot do.
Inspectors cannot see through walls. We cannot tell you if there is mold, termites, or other problems concealed inside walls. What we can show you are indications of whether or not there may be potential hidden issues. The inspector cannot move furniture or storage items. If it will cause damage to the home's paint, the inspector cannot remove access covers and panels. If the inspector does not feel safe walking on the roof, other methods may be used to inspect the condition of the shingles. Inspectors cannot predict the future or warranty any part of the home.
Reviewing the report.
In most cases, you can expect to receive the inspection report within 24 hours. Once you have the electronic PDF, read over the entire report so you can fully understand the condition of the home and move forward with your purchase or make a decision to find another home that will better suit your needs.
